Questions worth asking

How do I see properties that aren’t on the portals?

Join the private list and tell me your brief: area, budget, must-haves, timing. Owners who sell discreetly come to me through lawyers, private bankers and referrals, and I match them to buyers who are ready. You hear about them first, often before they exist anywhere else.

What will I pay on top of the purchase price?

Mainly the property transfer tax (IMT, up to 7.5% at prime price levels) and 0.8% stamp duty, plus lawyer, notary and registry fees. As a rule of thumb, budget around 9–10% on top. I’ll give you an exact figure for each property before you make an offer.

Can foreigners buy freely in Madeira? Is there still a Golden Visa?

There are no restrictions on foreign buyers — you need a Portuguese tax number (NIF), which can be arranged remotely. Buying property no longer qualifies for the Golden Visa, but other residence routes exist, and I can introduce you to immigration lawyers who handle them every week.

Can I rent the villa out when I’m not there?

Often, yes — but holiday-rental licences depend on the property and the municipality, and that is where buyers get caught out. I check the licence status of every villa before you offer, together with a realistic estimate of what it can earn.

Do I pay you as a buyer?

In Portugal the agency fee is normally paid by the seller, so searching with me costs you nothing. If you want a dedicated buyer search with representation only on your side, we can agree that separately.
